Landscape Maintenance Schedule for 2026

The board has approved the 2026 landscape maintenance schedule. Regular service days and tree pruning windows are detailed below.

Following the spring inspection by our landscape committee, the board has approved the 2026 maintenance schedule with our vendor Green Horizons Landscape. Routine maintenance will continue every Tuesday and Friday morning, weather permitting. Major tree pruning for the banyans and live oaks is scheduled for early November when storm season ends. Mulch refresh will occur in April and September. Owners with specific concerns about plantings near their units are encouraged to contact the landscape committee chair through management. We continue our commitment to maintaining the mature canopy that makes Banyan Ridge unique while ensuring sight lines and safety throughout the community.

2026 Reserve Study Available

The board has completed the 2026 reserve study. The full report is available in the Owner Portal.

The 2026 reserve study has been completed by an independent reserve specialist and reviewed by the board. The study evaluates the condition and remaining useful life of major community components and recommends reserve funding levels. Key findings: Tennis court resurfacing is scheduled for summer 2026 with funds already reserved. Pool deck replacement remains on schedule for 2028. Building roof replacements across all six buildings are scheduled in phases beginning 2030. Clubhouse renovation is included in the 2026 budget. Clubhouse Renovation Update

The clubhouse renovation is scheduled to begin in July. Owners will have full access to the pool and tennis facilities throughout construction.

The clubhouse renovation project approved at the December 2025 budget meeting will begin Monday, July 13. The project includes updated kitchen facilities, new flooring throughout, refreshed paint and lighting, and improved meeting space. Construction is expected to take 6-8 weeks. During this time the clubhouse will not be available for events or meetings — board meetings will be held outdoors at the pool deck pavilion or via video conference. Pool and tennis facilities remain open. The renovation is funded from the operating reserve account and does not require a special assessment. Updates will be posted weekly during construction.

Annual Insurance Renewal Complete

The master insurance policy has been renewed with a modest premium increase for 2026-2027.

The board is pleased to announce that the master insurance policy has been renewed effective May 1, 2026. Despite the challenging Florida insurance market, we secured coverage with a 6% premium increase, which is below the regional average for similar properties. Coverage levels remain the same including wind coverage. Owners should ensure their HO-6 personal insurance is also current and provides adequate coverage for unit interior improvements and personal contents. Insurance certificates for lenders can be requested through our broker, Florida Heritage Insurance Group.

Welcome New Treasurer

Daniel Hoffman has been appointed Treasurer following Phil Henderson's resignation due to health reasons.

The board has appointed Daniel Hoffman as Treasurer, succeeding Phil Henderson who resigned for health reasons after six years of distinguished service. Phil will continue as an owner-volunteer on the finance committee. Daniel has lived at Banyan Ridge for fourteen years and brings extensive financial management experience from his career in commercial banking. His Treasurer term runs through the next annual election in June. Owners interested in meeting Daniel or asking financial questions are welcome to attend the next board meeting.
